One round of revisions is included to fine-tune your budget based on feedback or scope changes.

Conceptual Layout & Design
Before moving into detailed plans or contractor bids, I work with you to develop conceptual design drawings—visual tools that help you imagine and refine your project. These include floor plans, basic elevations, and layout sketches tailored to your goals, constraints, and budget. We focus on layout, massing, and function—not construction details—providing a handful of rounds of revisions to ensure alignment. Deliverables are packaged in a clean PDF set that supports planning, budgeting, and early coordination.

Architectural Plans & Engineering Coordination
Once your concept is ready, I coordinate all architectural drafting and structural engineering work to produce a full permit-ready plan set. This includes documenting existing conditions, designing proposed layouts, and drafting full architectural sheets (plans, sections, elevations, site plans, details, schedules). I collaborate closely with engineers to ensure structural and architectural elements are fully integrated, including lateral/vertical load paths, seismic/wind requirements, and general code compliance.

Permit & Contractor Coordination
I manage the preparation, submission, and tracking of your permit application—coordinating with county staff and responding to plan review comments as needed. My support includes confirming applicable codes and zoning regulations, assembling complete submittal packages, and acting as the primary liaison until your permit is issued. At the same time, I help you vet and select qualified general contractors or subcontractors by assessing experience, licensing, insurance, capacity, and past performance—ensuring a smooth transition from planning to construction.
